Part of the promise we make with our tenants is to provide them with a good Letter Of Reference should they need to move out of the rental property.  Of course, this offer is reserved only for good tenants.   But it’s a nice gesture and a way to reward positive tenancies.  It also helps another landlord or employer get a better idea of the quality of  your tenant.  It reflects well on you as the landlord as well as on them as a tenant. Remembering that running a rental property is an act of trust and partnership between a landlord and tenant.  If it was a positive experience, decency, morality, and good karma demands that you reflect that in a positive Reference Letter.   If you’re still reluctant to provide one for a good tenant, consider that you’re helping make the tenant pool more positive and encouraging other landlords (who read the letter) to do ones of their own if requested which could eventually help YOU out.  Also, a tenant expecting a good reference letter will take great care to make certain his/her exit from YOUR rental property is positive – meaning less chance of leaving a mess, belongings and/or damage behind.
