DESCRIPTION
Painting a rental unit can add value to your rental property, freshen the look, and satisfy your tenant(s) request or requirement to be able to paint the unit. Unless you (as the Landlord) are going to be responsible for the painting of the unit, you’ll need to make certain that the painting is done to your specifications. We do have a Paint Letter form which covers the instructions and proper method of painting to ensure an adequate job is done. However, paint colour is the next most important consideration – which is secured by this form. We generally discourage allowing tenants to use dark colours or bold and blinding colours. In rental apartments and units, subtle light pastel colours are key. We find a pale yellow, pale blue, or off-white/ivory to be the best colours. However, your tenants may wish to use different colours in different rooms. And they often want to stray into bolder colours. Your tolerance to paint colours is for you to determine. But you definitely want an agreement on and commitment to colours to be determined and agreed to in writing prior to painting. And this form commits the tenant to whatever colours are mutually agreed to. We suggest allowing the tenants to propose several colour by providing paint swatches from paint stores. Once you approve the colour, attach the paint swatch to the form and have the tenant(s) initial it (or multiple swatches if there’s more than one colour involved). That way a tenant can’t change their mind without consulting with you first.
