DESCRIPTION

One of our most used forms, this convenient, checklist/box form (also referred to as a Notice Of Entry) is very malleable and can be used to alert your tenant that you will be entering their unit with or without their consent.  Most jurisdictions require clear notice given 24 hrs prior to entry (unless of course if there’s an emergency). You also need a reason for entry.  Most of the time, you’ll need to enter for service, maintenance, or repairs.  Also, if you’re selling your rental property, the real estate agent (or you) will have to issue these notices before a viewing to ensure the tenant is properly informed.  You could always obtain verbal consent, but the big danger is that there is no written record to back it up.  In case of a dispute later on, verbal is pretty well meaningless. Finally, if you suspect illegal activity, unauthorized pets or guests, etc., you could always schedule a safety inspection.  Make sure you actually DO a safety inspection, but it’s a good way to have a peek at your tenant’s unit without causing friction or antagonism from your tenant.
