Often tenants are unaware that they need to consult with the landlord (or Property Manager) regarding their paint colour choices. Most landlords demonstrate some flexibility with painting of a unit as they serve to benefit from a cleaner, fresher, and newer looking unit – which a new paint job can deliver. However, what a tenant calls a “nice” paint colour and what a landlord calls it may be two completely different choices.
If you discover that your tenant has painted the unit without your permission and the color or quality is offensive, you’ll need to issue with form. It’s worded in a way that provides some options for the tenant to rectify the situation, but also educates the tenant that they need prior permission to do any improvements to the rental unit. It is softly worded meaning that it doesn’t threaten further action unless the tenant repeats the same error.
If you’ll be opting to have the tenant re-paint with a more suitable colour, you’ll probably want to include the Paint Letter form as well which provides instruction on proper painting. We would also recommend the Paint Confirmation declaration form as well. If you’re strictly offering the tenant no other options except to repaint or compensate for your repainting costs, than use the Paint Again form.
