This is another money form. What we mean is that this form will actually save you you money not to mention grief, time, and headaches. Before or shortly after a new tenant moves into your rental, you MUST do a Moving-In Inspection form. This form is in a checklist format that allows you to go through the entire rental property and note any damages or deficiencies. The idea is to document a frozen record of what the rental unit looked like and what condition it was in at possession.
When the tenant is moving out, you can refer back to this form and assess any new damages or deficiencies (beyond regular wear-and-tear) and hold the tenant responsible. In jurisdictions that allow you to take a security deposit that is permitted to be allowed to be assessed against tenant-caused damages, this form will help you in proving your claim(s).
In other jurisdictions, this checklist inspection form will enable you to make your case in a tribunal or court action. The inspection form also has spots to initial on each page and sign at the end to make it legitimate.
Why Do I Need This Form?
- Documents the visible and known damages or deficiences that landlord may or may not resolve
- Save money on maintenance & fixes with proof of new damages created during rental term – thus to be rectified by tenant
- Sets the tone at the start of the tenancy that landlord is aware and deeply concerned about condition of the unit
