All the best tenancies start with the best applications. First, if you’re a landlord and NOT requiring prospective tenants to fill out an application form, start doing it now. Application forms reveal a lot in what the tenant fill in (and does not fill in). When assessing a prospective tenant, a well-crafted application form will have some good indicators that will help you make your decision. Since it’s much harder to deal with negative situations after a tenancy has begun, you need to make sure your application is relevant and asks all the right questions up front.
Most of the time, you’ll be able to weed out the undesireable tenants just on the application alone. We created this application form and have revised and tweaked it a number of times to pack it with the right balance of questions, information, consent request, and of course brevity (so it doesn’t overwhelm the applicant).
Note: As with most of our products, this application form is designed for use in Canada, but can easily be edited or adapted for US rental properties.
