In jurisdictions where you are allowed to collect and use a security deposit against the cost of damages and repairs, you’ll need this Moving-Out Final Inspection form checklist template. If you’ve already purchased our Moving-In Inspection Form, you could simply use the same form/template and do not need to purchase this one. However, if you have not done an initial inspection and do not have an inspection form template, we encourage you to get this one and fill it out while inspecting the premises during the notice period of your tenants final weeks at the rental property.
In Ontario, while you cannot apply last month’s rent to damages or repairs, you can still hold the tenant liable for damages. There are a number of ways to gain restitution for obvious damage caused by the tenant. This inspection form legitimizes the process by carefully documenting the issues observed. The form breaks down room by room and allows ample spots to put in your own notes and additions.
Note: The Moving-In Inspection Form is similar enough to this form, that you could use either form for both purposes (ie. you do not need to purchase both forms).
