Since we can’t read minds, we need ultimate clarity on a tenant’s intentions. Some tenants assume it’s understood that they will move when a lease ends, while other assume tenancy goes month-to-month thereafter or that they will automatically renew their lease. Any of these scenarios may be possible. And depending on where your rental property is located, you may or may not have much option.
But one thing you should get – is a firm answer of the intentions of a tenant as lease end approaches. Standard notice is usually 60 days. We suggest, if you haven’t heard or received any commitment or indication of what your tenant intends on doing, you should send this letter to them 60-90 days before the term ends. This form presents 4 clear choices in a check box format that requires the tenant to choose from and sign and return the form back to you.
