Painting is the #1 renovation or building improvement action undertaken by tenants. Nearly 1 in 2 tenants will have their apartment or rental property painted as some point. While this improvement can add significant value and attractiveness to your rental if it’s done right, it could just as easily go wrong and cost you a lot of money if it’s NOT done right. And guess what? 9/10 times people do it wrong.
The Paint Letter form is a general notice form that details the instructions you expect to be adhered to should your tenant wish to paint or arrange to have the rental unit painted. To commit your tenant to following the instructional handout, we’ve included a signature line at the bottom that you should require your tenants to sign (leaving them a copy of the original) to underscore the fact that permission to paint is granted ONLY if done as instructed.

Why Do I Need This Form?
- To prevent the damage and associated costs with correcting a poorly executed paint job
- Painting is commonly done by tenants – but often without little or no experience in knowing how to paint
- Holds tenant responsible for adhering to your instructions and hold them liable should they mess it up
